Fortress One Capital Group directly invests in appreciating, cash-flowing, multifamily properties. We typically purchase value-add properties at prices below replacement value and create significant equity and operating margins. In doing so, we achieve our primary goal of protecting and growing investor capital. We create a blueprint of operational and management strategies to produce stable, maximized returns over the life of the project and, ultimately, upon disposition.
Renting is a never-ending need. Renters recently surpassed homeowners in 22 major cities in the United States. One of the driving forces is the baby boomer generation followed by millennials; many baby boomers are downsizing. Millennials face student debt as well as a mindset that is often averse to multi- year commitments; they choose to rent because they value flexibility and peace of mind.
By design, apartment communities provide a more stable monthly cashflow. In addition, having multiple rental units under one roof allows expenses to be absorbed in a more efficient way, and there is a natural hedge against vacancies. A vacancy in a single-family unit results in 0% occupancy; a vacancy in a 100-unit property results in a 99% occupancy. Investors participate in the distribution of monthly rental income.
The value of multi-family real estate is based on a specific asset’s net operating income as opposed to what the market dictates as in the case of single-family residences. This way, appreciation of an apartment community can be “forced” to a higher level by decreasing expenses and increasing income. Selling a property at the right time maximizes the equity position of each investor.
Current tax laws favor individual real estate investors with an opportunity to lower taxable income. This happens because of accelerated depreciation by employing the process of cost segregation.
Fortress One’s primary target is a B or C class apartment community in a growing, stable market. We take a conservative approach to underwriting and analyzing deals to ensure that we buy the right property in the right place at the right price.
Once a multi-family unit has been purchased, we put professional management in place employing industry-leading best practices to reduce vacancies and increase income to current market rates. In addition, we utilize other proven strategies for increasing profits and reducing costs.
To assure the best possible return for our investor-partners, we analyze each property and select the most profitable and appropriate exit strategy for each one.

Steve and Kayce began investing in real estate in 2008. Despite poor timing, they were hooked on using real estate to create passive income. In 2016 they founded Yarusi Holdings, a multifamily investment firm. They are General Partners on over 800 units with 450 units under management. The firm repositions properties through operational efficiencies, moderate to extensive renovations and complete rebranding.

Jason and Pili are founders of the Tennessee, Kentucky and New Jersey Multifamily Foundation Club with over 2,200 members that focuses on Real Estate Syndication and Multifamily Investing.
Jason has started and exited multiple businesses in the past 15 years and the family construction business has a niche industry position in raising and moving structures. The company has elevated over 2,000 homes in the last 7 years alone.
After graduating Florida State University with a degree in Finance, Chad entered the world of sales through Xerox, selling copiers door to door. While becoming the top producer at the company, Chad was simultaneously studying successful individuals who had tremendous wealth and prosperity. He noticed a common theme amongst many of them: real estate. Chad jumped into real estate full time. Starting in the wholesale/fix and flip niche, to date, Chad has completed over 400 wholesale/fix and flip deals. He is now the owner of several companies, an accomplished investor, and a business coach; teaching sales, investing, property acquisitions, and income-stream building. Chad’s passion is building generational wealth through investing in multifamily apartments; he currently owns 494 doors. When he’s not working, you can catch Chad on the golf course or hanging out with his awesome wife and daughter.
A Navy pilot and real estate professional, is the CEO and owner of 7 Figure Flipping and host of the 7 Figure Flipping Podcast, where he leads the top house flipping and wholesaling mentoring group in the world. Just a few years ago, he was stuck flipping 1 or 2 houses per year and doing all the work himself; since then, however, he’s built a systematized business that runs without him. He built Blackjack Real Estate, based out of Nashville, Tennessee, and went on to do upwards of 200 deals per year throughout the Southeast with a staff of 15 people.
